Assumptions (this is conservative)

  • 1 new listing a month
  • $1200 average booking value
  • 50 listings under full management
  • Each property gets 40 bookings a year
  • Average management fees per annum is $10,000
  • 2000 bookings per annum
  • 500 bookings direct – 25%
  • Actions

    • Introduce a new listing fee of $250

      $250 x 12 new listings = $3000

    • Increase Management fee on new listings by 2%

      2% x 12 new listings x $10,000 = $2,400

    • Charge 8% fee for direct bookings

      8% x $1200 x 500 direct bookings = $48,000

    • Increase booking fee by $20

      $20 x 2000 bookings = $40,000

    The result...

    An increase in profit of $94,000
